What it’s like to live in Al Furjan

Al Furjan is a freehold community of villas, townhouses and mid-rise apartment buildings in Jebel Ali, master-developed by Nakheel. It sits between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road, next to Discovery Gardens and a few minutes inland from Ibn Battuta Mall.

Nakheel's villa and townhouse clusters, in Arabic-inspired and contemporary styles, form the residential core, while newer apartment buildings from developers such as Azizi and Danube line the edges. That mix makes it one of the more searched areas for both Al Furjan villas for sale and off plan properties in Al Furjan. The Route 2020 branch of the Red Line runs along the community, a real advantage over most villa suburbs.

Al Furjan is further west than JVC or Al Barsha, which suits people working in Jebel Ali, Dubai Investments Park or the Marina, but means longer drives to Downtown and DXB. Several plots are still under construction, some apartment buildings are compact, and the older villa clusters are now around fifteen years old. Prices remain below comparable villas closer to the centre. That gap is the main reason families move here: a townhouse in Al Furjan often costs less than a similar home in Dubai Hills or Arabian Ranches, and the metro gives teenagers and non-drivers some independence. Investors mostly focus on apartments near the stations, where tenant demand is strongest.

Questions

Al Furjan, answered

Is Al Furjan freehold?

Yes. Al Furjan is a freehold community master-developed by Nakheel, so buyers of any nationality can own villas, townhouses and apartments outright. Purchases are registered with the Dubai Land Department with the standard 4% transfer fee. Eligible purchases can support a UAE residence visa, and Nakheel manages the community's master infrastructure.

Does Al Furjan have a metro station?

Yes. The Route 2020 branch of the Dubai Metro Red Line, which runs to Expo City Dubai, has stations along the edge of Al Furjan. Walking distance varies a lot by cluster, so check the route from a specific villa or building if you plan to commute by metro.

How much are Al Furjan villas for sale?

As an indicative 2026 guide, three-bedroom townhouses in Al Furjan start around AED 2.6 million and four-bedroom villas from about AED 4 million. Newer or upgraded homes and larger plots ask more. Apartments start much lower, from around AED 650,000 for a studio.

Are off plan properties in Al Furjan worth considering?

Al Furjan has a steady stream of off-plan apartment launches, mainly mid-rise buildings with payment plans. The metro and a growing retail offer support demand, but check the developer's delivery record, escrow registration and nearby supply before buying. Being near a metro station usually helps later rentals.
