Downtown Dubai is a freehold district of high-rise apartments, hotels and offices built by Emaar around Burj Khalifa, The Dubai Mall and the Dubai Fountain. It sits beside Sheikh Zayed Road between Business Bay and DIFC, and it has been Dubai's showpiece address since Burj Khalifa opened in 2010.

Almost everything here is an apartment: studios and one-beds in towers such as the Burj Views and South Ridge clusters, larger flats in Opera District towers, and a small number of Burj Khalifa apartments for sale for buyers who want the name. Old Town offers lower-rise buildings with a quieter feel. Emaar remains the dominant developer, though a handful of others, including DAMAC, Ellington and Binghatti, have towers on the fringe.

Living here means walking to the mall, the Opera and the boulevard cafes, and a metro station at the Dubai Mall end. The trade-offs: prices per square foot are among the highest in the city, the Boulevard is busy with visitors most evenings, events and New Year's Eve close roads, and the older towers are now fifteen or more years old, so check maintenance records and service charges. Yields are solid but lower than mid-market areas. Buyers often choose Downtown for its liquidity and name, and tenants for the rare chance to live car-free in a city built around driving. If a view matters to you, confirm it will not be blocked by a planned tower.
