Mortgage questions

How much deposit do I need for a mortgage in Dubai?

UAE Central Bank rules let resident expats borrow up to 80% of the value on a first home up to AED 5 million, so the minimum deposit is 20%. Above AED 5 million it is 30%, and for a second home 40%. Non-residents usually need 40–50% down, depending on the bank.

What is the maximum mortgage term in the UAE?

25 years. Banks also cap the age at the end of the loan — typically 65 for salaried borrowers and 70 for the self-employed — which can shorten the term for older buyers.

How much can I borrow on my salary in Dubai?

Total monthly debt repayments, including the new mortgage, cannot exceed 50% of your monthly income under the Central Bank's debt-burden rule. Banks also apply their own stress tests and minimum salaries.

What fees do I pay when buying with a mortgage?

On top of the deposit: the 4% DLD transfer fee, mortgage registration at 0.25% of the loan plus a small admin fee, the trustee office fee, a valuation (around AED 2,500–3,500) and the bank's arrangement fee of up to 1% of the loan. See our DLD fees guide.
