Rents in Dubai are quoted per year and traditionally paid by post-dated cheques — one, two, four or more. Fewer cheques usually gets you a lower rent. On top of the rent, budget for a refundable security deposit (commonly 5% unfurnished, 10% furnished), an agency fee (typically 5% + VAT), Ejari registration and a DEWA deposit for electricity and water.

Standard tenancy contracts are annual. Monthly rentals exist as furnished holiday homes licensed by the Department of Economy and Tourism, which cost more per month but include bills. Some landlords accept 12 cheques on an annual contract, which spreads the cost monthly.
Usually a passport copy, UAE residence visa, Emirates ID and your cheque book or payment method. The signed tenancy contract must be registered on Ejari, which you need to connect DEWA and for many government services.
Yes. The deposit is held against damage beyond normal wear and tear and should be returned at the end of the tenancy after the handover inspection. Photograph the unit when you move in and keep the move-in report.
