Jumeirah Village Circle (JVC) is a freehold residential community of low- and mid-rise apartment buildings, townhouses and villas in Al Barsha South, master-planned by Nakheel and launched in the mid-2000s. It sits between Al Khail Road and Sheikh Mohammed bin Zayed Road, with Hessa Street along its northern edge, roughly halfway between Dubai Marina and Downtown Dubai.

The layout is a ring of districts around a central circle, each with its own small parks and a spread of buildings from dozens of private developers. That variety is the point: you can find a compact JVC studio for rent in an older block, a new two-bed with a gym and pool, or a four-bed townhouse on a quiet crescent. It is one of the most transacted areas in Dubai for both buyers and tenants, which keeps choice wide and resale fairly liquid.

The trade-offs are real. There is no metro, so most residents drive or rely on buses and taxis, and the inner loop roads back up at school times. Construction is still going on in several districts, so check what is being built next door before you sign. Quality varies block to block, and supply of new apartments is high, which has kept rent growth calmer than in prime areas. For tenants, that means more room to negotiate; for buyers, it means choosing the building matters more than choosing the community.

Getting around

Car-first. Hessa Street and Sheikh Mohammed bin Zayed Road connect quickly to Al Khail Road and Sheikh Zayed Road. No metro station; buses run to the Red Line.
