Rent increase questions
How does the RERA rent increase calculator work?
It compares your current rent with the average rent for similar units in the DLD's rental index. If you pay within 10% of the average, no increase is allowed; the further below average you are, the higher the permitted increase, up to a maximum of 20% under Decree 43 of 2013.
Where do I find the average rent for my building?
In the Dubai Land Department's Smart Rental Index, available through the Dubai REST app and the DLD website. Since January 2025 the index works at building level and takes the building's quality rating into account.
Can my landlord increase the rent without notice?
No. Under Law 26 of 2007 as amended, the landlord must notify you in writing at least 90 days before the contract expires to change the rent or any other term. Without that notice the rent stays the same on renewal.
What if my landlord asks for more than the calculator allows?
Point to the rental index result and try to agree. If you cannot, you can file a case with the Rental Dispute Center. Keep paying the current rent while the dispute is resolved.
