Where to buy an apartment in Dubai

Dubai's apartment market splits roughly into three tiers. Prime waterfront and landmark addresses — Downtown Dubai, Dubai Marina, Palm Jumeirah and Dubai Creek Harbour — carry the highest price per square foot and tend to hold value best through market cycles. Mid-market communities such as Business Bay, JLT and Dubai Hills Estate trade a little lower with good metro or road access. Value and yield-led areasJumeirah Village Circle, Arjan, Dubai Sports City and International City — are where most first-time investors start.

Foreign nationals can buy apartments outright in any of Dubai's designated freehold areas, which include every community listed on this site. There is no residency requirement to buy.

What you pay on top of the price

Budget roughly 7–8% on top of the purchase price for a cash purchase: the 4% Dubai Land Department transfer fee, the trustee office fee, title-deed issuance and a typical 2% agency commission plus VAT. Can foreigners buy apartments in Dubai?

Yes. Non-residents and residents of any nationality can buy freehold apartments in Dubai's designated freehold areas, including Downtown Dubai, Dubai Marina, JVC, Business Bay and Palm Jumeirah. The purchase is registered with the Dubai Land Department and you receive a title deed in your own name.

What is the cheapest area to buy an apartment in Dubai?

International City, Dubai Sports City, Jumeirah Village Circle and Arjan are among the most affordable freehold apartment areas in 2026, with studios in some buildings asking under AED 500,000. Lower prices usually mean older buildings or longer commutes, so check service charges and the building's maintenance record before you commit.

How much deposit do I need to buy an apartment in Dubai?

For a cash purchase you typically pay a 10% deposit when signing the MOU (Form F), with the balance at transfer. With a mortgage, UAE Central Bank rules cap borrowing at 80% of value for residents buying a first home up to AED 5 million, so you need at least 20% plus fees — usually closer to 27% of the price in total.

Does buying an apartment in Dubai give you a visa?
