Dubai's lowest-cost studios, in country-themed clusters
International City is a freehold residential community of low-rise apartment buildings in Al Warsan, eastern Dubai, developed by Nakheel. It sits off Al Awir Road near Ras Al Khor and Dubai Silicon Oasis, next to the Dragon Mart trading hub.
Its clusters are themed on countries, including China, England, France, Greece, Italy, Morocco, Persia, Russia and Spain, each a grid of four-storey buildings with ground-floor shops. Later phases add newer buildings, including Danube's Lawnz. It is one of the cheapest places in Dubai to rent or buy, which makes a studio for rent in Dubai International City a common first home in the city.
The trade-offs are real. Older clusters can feel crowded, parking is tight, and upkeep varies from building to building. There is no metro today, though the Blue Line, due to open in 2029, will include an interchange station at International City. For investors, yields are among the highest in Dubai, but resale prices grow more slowly than in central areas. Choosing the right building makes a big difference here. Buildings in better-managed clusters, or in newer phases with more parking, tend to let faster and hold tenants longer, while the oldest blocks usually trade at the lowest prices. Tenants should visit at night and at weekends to judge noise, parking and how busy the cluster feels before signing.
