What it’s like to live in Dubai Marina

Dubai Marina is a freehold waterfront district of high-rise apartment towers built around a man-made canal, master-planned by Emaar from the early 2000s. It sits on the coast at the western end of Sheikh Zayed Road, between Jumeirah Lake Towers and Jumeirah Beach Residence (JBR), with Palm Jumeirah just offshore.

Most homes are apartments, from studios to penthouses, in towers by Emaar, Select Group, DAMAC and many others. Marina Walk loops the water with cafes and restaurants, JBR beach is a few minutes on foot from much of the district, and the metro and Dubai Tram make car-free living realistic. It remains one of the most searched places in Dubai for apartments for rent, including furnished monthly rentals, and for flats for sale with water views.

The downsides are familiar to residents. Traffic on the internal roads is heavy at rush hour and on weekend evenings, some older towers from the 2000s show their age, and construction of new towers and the nearby Dubai Harbour continues. Rents rose sharply after 2021 and have since steadied; buyers should compare service charges, which vary a lot between buildings. When you compare listings, a useful rule: towers near the metro and tram, or with direct access to Marina Walk, tend to let fastest and hold value best, while buildings tucked behind busy junctions trade at a discount for similar space.
