Off-plan homes beside Al Maktoum International Airport
Dubai South is a government-backed master development in the south of Dubai built around Al Maktoum International Airport (DWC), with a freehold Residential District of apartments, townhouses and villas. Launched as Dubai World Central and rebranded Dubai South in 2015, it sits between Emirates Road and Sheikh Mohammed bin Zayed Road, next to Expo City Dubai.
The Residential District includes Emaar South, a joint venture between Emaar and Dubai South with townhouses, villas and apartments around a golf course, and projects such as Azizi Venice. The appeal is price and future growth: Dubai announced a major expansion of Al Maktoum International Airport in 2024, and many buyers are looking at off plan properties in Dubai South as a long-term bet on that.
The honest risks: most of the district is still being built, amenities are limited today, and the long commutes to Downtown and the Marina mean it suits people working locally or willing to drive. The airport expansion is a multi-year project, so rent and price growth may take time. Buyers should budget for years of construction nearby. For those who can wait, the district offers new townhouses and villas at prices well below communities closer to the centre, often with staged payment plans. Tenants working at the airport, in logistics or at Expo City get short commutes and newer homes for the rent.
Car-based, via Emirates Road and Sheikh Mohammed bin Zayed Road. The Route 2020 metro ends at Expo City Dubai, a short drive away.
Schools and nurseries are opening in and around the Residential District, with more planned.
Neighbourhood retail within Emaar South and the Residential District; larger malls at Ibn Battuta and in Dubai Investments Park.
Community parks and pools, and Expo City Dubai next door.

Much of it is still being built, so check each phase's handover date.
They suit patient buyers. The planned expansion of Al Maktoum International Airport could lift demand over time, and entry prices are low. The risks are years of construction, limited amenities today and a long timeline for the airport project. Check escrow and handover dates.
