Al Barsha is an established residential district of villas and mid-rise apartments in central-west Dubai, running inland from Sheikh Zayed Road around Mall of the Emirates. Al Barsha 1, 2 and 3 are the older villa and apartment neighbourhoods, while Al Barsha South is the wider zone that contains newer freehold communities such as Jumeirah Village Circle and Arjan.

The central sectors are popular because they are so well connected: Mall of the Emirates, the Red Line metro and Sheikh Zayed Road are all close, and Dubai Marina, Dubai Internet City and Al Quoz are short drives. Families searching for a villa for rent in Al Barsha find large independent homes with gardens, while apartment blocks near the mall suit professionals without a car.

Ownership is the main caveat. Much of Al Barsha 1 to 3 is not freehold for foreign buyers, so most expatriates rent here and buy in freehold pockets or in Al Barsha South. Other trade-offs are older building stock, traffic around the mall and Sheikh Zayed Road interchanges, and limited parking in apartment areas. For many tenants those downsides are outweighed by location: few areas put a family villa, a metro station and a major mall within a few minutes of each other. Villas near Al Barsha Park and the pond park are especially sought after by families.
