Area guide · JVT
JVC's quieter neighbour, with more villas and bigger plots
Jumeirah Village Triangle (JVT) is a freehold residential community of villas, townhouses and low-rise apartment buildings in Al Barsha South, master-planned by Nakheel alongside neighbouring Jumeirah Village Circle. It sits beside JVC, off Sheikh Mohammed bin Zayed Road and near Jumeirah Park and Discovery Gardens.
JVT is smaller and more villa-heavy than JVC. Its districts contain Mediterranean- and Arabian-style villas on generous plots, many extended or renovated by owners, along with a growing number of mid-rise apartment buildings on the edges. Families searching for a JVT villa for sale usually want more garden space than JVC or Al Furjan offer, without Dubai Hills prices. Two villas with the same bedroom count can differ a lot in layout, built-up area and finishes, so compare plot size and condition, not just bedrooms, when shortlisting homes to view.
The trade-offs are similar to JVC's: no metro, car-dependent living and ongoing construction on some apartment plots. Community retail is thinner than in JVC, and villa ages and condition vary widely, so inspections matter. Apartment supply is growing, which may cap rents in newer buildings. Still, JVT is well placed, with JVC's shops, Jumeirah Park, Al Barsha South and the Marina all close by. Its villa streets have a settled, residential feel, and families who want a garden without leaving the centre of new Dubai often shortlist it alongside Jumeirah Park and Al Furjan.
Car-based, via Sheikh Mohammed bin Zayed Road and Hessa Street. No metro; buses link to the Red Line.
Sunmarke School is inside JVT, with more schools in JVC, Al Barsha South and Jumeirah Park.
Small neighbourhood retail and cafes; Circle Mall in JVC and Ibn Battuta Mall are a short drive.
District parks and quiet streets for walking and cycling, with the Marina and JBR beach around fifteen minutes away.

Questions
Both are Nakheel communities in Al Barsha South. JVT is smaller and more villa-focused, with larger plots and quieter streets. JVC is bigger, busier and dominated by apartment buildings, with more shops and a larger rental market. Both are car-dependent, with no metro station.
As an indicative 2026 guide, three-bedroom villas in JVT start around AED 2.9 million, four-bedroom villas around AED 3.8 million and five-bedroom villas from about AED 5.5 million. Extended or fully renovated villas on large plots ask well above these levels.
Yes. Jumeirah Village Triangle is a freehold community, so buyers of any nationality can own villas and apartments outright with a Dubai Land Department title deed. The standard 4% transfer fee applies. Eligible purchases can support a UAE residence visa, and buyers should check that any past extensions were approved.
Yes. Sunmarke School is located in JVT, and several nurseries operate in the community. More schools are within a short drive in JVC, Al Barsha South and Jumeirah Park. Waiting lists at popular schools can be long, so families moving to JVT often apply several months before the term they need.
