Affordable flats and golf villas around a cricket stadium
Dubai Sports City is a freehold mixed-use community of apartment towers, villas and sports venues in Dubailand, developed by Dubai Sports City LLC from the mid-2000s. It sits along Sheikh Mohammed bin Zayed Road next to Motor City, a short drive from JVC and Al Barsha South.
The community is built around the Dubai International Cricket Stadium, the ICC Academy and The Els Club golf course. Most residents live in mid-rise apartment buildings such as those around Canal Residence and the Golf Towers area, while Victory Heights offers villas along the golf course. Newer projects, including Danube's Sportz and Azizi's buildings, have added fresh supply.
Sports City is one of the more affordable apartment areas in Dubai and regularly features among the higher-yield communities. The downsides: some older buildings have had maintenance and management issues, parts of the area still feel unfinished, there is no metro, and traffic on Sheikh Mohammed bin Zayed Road builds at peak times. Check building management and service charges carefully. For tenants, the appeal is simple: more space for the rent than in JVC or the Marina, with sports facilities and golf on the doorstep. For buyers, the best results usually come from well-managed buildings close to the main roads and the community's shops, where vacancies are shortest. Newer launches such as Danube's Sportz are adding amenity-rich towers.
Car-based, on Sheikh Mohammed bin Zayed Road with links to Umm Suqeim Street and Hessa Street. No metro.
Schools and nurseries in Sports City and neighbouring Motor City, with more in JVC and Al Barsha South.
Ground-floor supermarkets and cafes; First Avenue Mall in Motor City and Circle Mall in JVC are close.
The Els Club golf course, cricket at the international stadium, academies for football and tennis, and the Dubai Autodrome nearby.
