New waterfront towers facing the Creek and the Downtown skyline
Dubai Creek Harbour is a freehold waterfront district of apartment towers on the eastern bank of Dubai Creek, developed by Emaar in partnership with Dubai Holding. It sits beside the Ras Al Khor Wildlife Sanctuary, across the water from Dubai Festival City and about ten minutes from Downtown Dubai and DXB airport.
The district is being built in phases, with completed towers around Creek Marina, Creek Beach and the Creek Island area, and a long pipeline of Dubai Creek Harbour off plan projects still to come. Most homes are apartments with views of the Creek, the flamingo lagoons of Ras Al Khor or the Downtown skyline. Buyers like the Emaar-controlled masterplan and the waterfront promenade.
The trade-offs are those of a young district. Large parts remain construction sites, day-to-day retail is still growing, and there is no metro yet: a Blue Line station is planned, with the line due to open in 2029. Road access is via Ras Al Khor Road and Al Khail Road, which are busy at peak times. Buyers should factor in years of nearby building work. In return, early buyers get new Emaar towers close to both DXB and Downtown, and the promenade, beach and wildlife sanctuary give the district a calmer feel than many city-centre alternatives. Rents tend to be keenest in completed towers near Creek Marina and Creek Beach.
Car and taxi today via Ras Al Khor and Al Khail roads; a Blue Line metro station is planned for 2029.
Schools and nurseries are planned within the masterplan; families currently use schools in Festival City, Al Jaddaf and Mirdif.
Retail and cafes around Creek Marina and Creek Beach, with Dubai Festival City Mall a short drive across the Creek.
Creek Beach, the waterfront promenade, and birdwatching hides at the Ras Al Khor Wildlife Sanctuary.

Questions
Dubai Creek Harbour is developed by Emaar Properties in partnership with Dubai Holding. Emaar builds and sells most of the residential towers, so the district's off-plan launches and resale stock are largely Emaar products with Emaar-managed community rules. Check each tower's handover date, since phases are delivered years apart.
They suit buyers who can wait. Off-plan towers usually come with staged payment plans, and the Blue Line and more retail should improve the district over time. The risks are years of nearby construction and a large pipeline of similar towers, which can hold back resale and rent growth.
Yes. The Dubai Metro Blue Line, under construction and due to open in 2029, includes a signature station at Dubai Creek Harbour. Until then, residents rely on cars, taxis and buses, although DXB and Downtown are each only a short drive away.
Yes. Dubai Creek Harbour is a freehold area, so buyers of any nationality can own apartments outright, registered with the Dubai Land Department. The standard 4% transfer fee applies, and off-plan purchases are registered on the Oqood system. Eligible purchases can support a UAE residence visa.
