Arabian Ranches is a freehold gated villa community in Dubailand developed by Emaar, first handed over in 2004 and since extended with Arabian Ranches 2 and Arabian Ranches 3. It lies along Umm Suqeim Street (Al Qudra Road) near Sheikh Mohammed bin Zayed Road, opposite Motor City and beside DAMAC Hills.

The original Ranches is built around the Arabian Ranches Golf Club and the Dubai Polo & Equestrian Club, with mature landscaping and Spanish- and Arabic-style villas in sub-communities such as Alvorada, Saheel and Mirador. Arabian Ranches 2 has more contemporary villas in clusters such as Rasha, Samara and Lila, while Arabian Ranches 3 adds newer townhouses and villas. Anyone looking to buy a villa in Arabian Ranches is usually choosing between phase 1's larger plots and phases 2 and 3's newer finishes.

It is a proven family choice with schools, a community centre and very little through traffic. The downsides: it is well out from the coast, completely car-dependent, and older homes in phase 1 often need renovation budgets. Villa rents are steady rather than spectacular, and yields are lower than apartment areas. In return, owners get one of Dubai's most proven family communities, and well-kept villas in popular clusters rarely stay on the market long. Tenants should expect competition for homes near the schools and the golf club, especially before the September term.

Getting around

Car-only. Umm Suqeim Street and Sheikh Mohammed bin Zayed Road give direct routes to Al Barsha, Dubai Hills and Downtown.
