Buying property in Dubai: the essentials

Foreign buyers can own property outright in Dubai's designated freehold areas — every community on this site is one. You do not need to live in the UAE to buy, and the purchase is registered with the Dubai Land Department (DLD), which issues the title deed in your name.

A typical resale purchase runs: agree the price, sign the MOU (Form F) and pay a 10% deposit, obtain the developer's NOC, then transfer at a DLD trustee office. With cash, that takes around a month. Our step-by-step guide to buying in Dubai covers each stage.

What it costs on top of the price

Plan for roughly 7–8% of the price in fees for a cash purchase — the 4% DLD transfer fee is the largest part. Mortgage buyers add loan registration and bank fees. Every listing page shows an estimate, and the mortgage calculator lets you model any price and deposit.

Is it a good time to buy property in Dubai?

Dubai's market has been strong since 2021, with record transaction volumes reported by the Dubai Land Department. Timing the market is hard; what matters more is buying a well-located home at a fair price, with a long enough horizon to ride out cycles. Compare prices with recent DLD transactions for the same building before you offer.

Can I buy property in Dubai without visiting?

Yes. Many overseas buyers complete via a power of attorney and remote signing, with funds paid to the trustee office or through the developer's escrow account. Always verify the seller's title deed through the Dubai REST app and deal with a RERA-registered broker.

How long does it take to buy a property in Dubai?

A cash resale typically completes in three to five weeks from signing the MOU. With a mortgage, allow five to eight weeks for valuation and bank approval. Off-plan purchases are registered on Oqood within days of paying the booking amount.
